DOB BIS vs. DOB NOW
Definition: NYC uses two systems. BIS is the legacy database for historical records and some enforcement. DOB NOW is the current portal for filing, permits, inspections, and most post-2018 jobs. Always check both.

How to look up an address
- Search the property in BIS and review: Property Profile → Jobs/Filings, Complaints, Violations, Permits.
- Search the same address in DOB NOW and review: Filings, Work Permits, Inspections, Sign-offs.
- Match by BIN/BBL to confirm you’re on the same property.
Before you renovate, confirm
- No open ECB/OATH or DOB violations that block permits
- Any required filing type (Alt-2, Alt-1, LAA for plumbing, etc.)
- Final sign-offs for prior work; close open permits
Notes: Landmarks (LPC) and condo/co-op boards can add approvals even when DOB shows “OK.” Some enforcement items still live only in BIS. Cross-check both systems every time.
